About Echo Ridge

For over five decades, Echo Ridge Homes Co-operative has been a well-kept secret in the heart of northeast Albuquerque. We're conveniently located just north of Montgomery on San Pedro, a few blocks south of the Arroyo del Oso golf course. Our membership share prices are low, and monthly carrying charges are a fraction of going rental rates in the Albuquerque market.

How do we do it? We're a non-profit. We're privately managed to keep costs low and quality high. Though they’re rare in the Southwest, co-operatives have been around since the 1920's. They are most common in Washington, DC and the New York metro area. Echo Ridge is one of only two co-operatives in New Mexico.

We have 155 units ranging from studios to three bedroom townhomes. There's a waiting list for our apartments and townhomes, but we do have some vacancies each year. It's well worth submitting an application so you can be placed on our waiting list. The list is organized by style of apartment according to your first, second, and third choices.

How We're Different

Echo Ridge Homes Cooperative is unlike most of the housing complexes inAlbuquerque. We're not condos, and we're not rentals—we're something completely different.

To live at Echo Ridge, you must first become a member of the Cooperative. The membership share must be purchased in full before you are accepted for membership. The share price is proportional, so if you want a studio, for instance, you would pay a lower price than if you bought a share for a larger apartment or townhouse. 

Instead of paying rent, you pay what we call "carrying charges." These are a share of what it costs to maintain the property as a whole, including grounds-keeping, making sure the buildings are in good repair, the cost of the pool in summer and heating the breezeways and common areas in winter, as well as running the business office. 

At Echo Ridge you won‘t sign a lease. Instead you will sign an "Occupancy Agreement," a contract in which you promise to keep the unit you occupy in good condition and to abide by the rules and regulations of Echo Ridge.

At the end of your residency, Echo Ridge will buy your share back. You must give 60 days notice prior to the first of the month in which you plan to leave.  You will receive your share value back minus the cost of reconditioning your unit for the next owner/member.
